Jaw Dropping DIY's to Add to Your Property ASAP

Ever wondered how you keep your property in the back of a potential buyers mind? It's all about setting it apart from others. Check out these small things you can do to make a lasting impression- and in turn having it sell faster & for more money!

For some of my very special investors, I'll do a walkthrough of their property to give them some last minute advice on what things they can do before putting it on the market. While this isn't the property, the advice I gave was the same - Instead of keeping the railing the one consistent wood color, adding a bit of stair to the steps & railing (but not the posts) adds a beautiful contrast to really make your staircase pop! Also, while carpet may sound like a good idea for stairs, put yourself in the buyers shoes: are you really going to vacuum them without hating yourself in the process?

Another thing I brought up to the investors mentioned was closing off unsightly areas with barn doors! While traditional doors make a home feel much more segregated & closed off, especially when you consider the are a door needs to open, barn doors are hardly   in the way- but still hide unsightly areas, such as a utility closet, bedroom closet, or laundry area. Not only are these practical for keeping a property open, but they can be another tool to set your property apart from others. This barn door has a touch of light blue, which would be a central part of this homes color scheme. Another thing you can do appeal to a broader audience is use the same stain from the stairs to tie into a base, neutral color palette.

Have you ever watched an episode of Fixer Upper? If so, you know Joanna Gaines signature design element of a home is an accent wall- specifically shiplap. Accent walls are absolutely trending lately, and are an element you can add to your property to set it apart. This accent wall is essentially stick-on paneling, so even if you aren't that crafty, you can do this yourself!

Lastly, we all know white is a color you can add to your home to signify cleanliness. While it is incredibly hard to keep it looking pure, when you are just flipping a property it's the impression that counts! Just like accent walls & barn doors, white brick is definitely trending right now. Giving a modern touch to a traditional styled home gives a potential buyer all the balance they need
